  • Down Payment and Closing Cost Assistance | How CDLI Can Help

    549a49bb-0d1e-4199-ba4c-352173a23ccc Home How We Can Help Details A low-interest rate loan, for down payment and closing cost assistance, is available for first-time homebuyers to avoid Private Mortgage Insurance (PMI) and whose income is no greater than 120% of the area median income (AMI) based on family size (see chart below). The loan may be for up to $75,000 and is subject to program underwriting guidelines. Funds from CDLI can be combined with borrowers’ own funds for up to 20% financing to avoid PMI. Eligible borrowers must have a commitment for a fixed rate first mortgage through a NYS-approved lender. All borrowers are required to complete CDLI’s NeighborWorks Home Buyer Education Program. The interest rate is fixed (4%, 4.25%, & 4.5%), set according to loan size, and subject to change. The maximum term of the loan cannot exceed the term of the first mortgage financing. The home must be owner-occupied, and the property type must be a co-op, condominium, single-family, or legal two-family located in Nassau or Suffolk County. The purchase price cannot exceed $500,000. Total combined loan-to-value (including all sources of secondary financing) must not be greater than 105% of the appraised value. All loans will be secured with a mortgage, and the income of all household members will be used to determine eligibility. There is a $120 nonrefundable application fee. Requirements First-time Homebuyer Income must be no greater than 120% of the area median income based on family size Have a commitment for a fixed rate mortgage through a NYS-approved lender The homeowner must occupy the home The property must be a co-op, condominium, single-family, or legal two-family located in Nassau or Suffolk County Purchase price at or under $500,000 Total combined loan-to-value (including all sources of secondary financing) must not be greater than 105% of the appraised value Pay a $120 nonrefundable application fee AMI is established by HUD and changes every year.
